Job Description
Construction Quantity Surveyor - Commercial & Residential Projects
Location: Dubai, UAE
Employment Type: Full-time
Experience Level: Mid-level (3-7 years)
Salary Range: AED 84,000 - AED 120,000 annually (based on experience)
About This Opportunity
Join our established construction company as we expand our project portfolio across both commercial and residential sectors. As our Construction Quantity Surveyor, you'll be the financial strategist behind diverse projects spanning commercial and residential developments. This role offers the perfect blend of technical analysis, client interaction, and on-site engagement that makes quantity surveying such a dynamic profession.
You'll work directly with our project management team to ensure every build stays within budget while maintaining the quality standards our clients expect. This position provides significant growth opportunities, including exposure to sustainable building practices and emerging construction technologies that are reshaping our industry.
What You'll Be Doing
Your days will involve analyzing architectural drawings and specifications to calculate precise material quantities and labor requirements. You'll prepare detailed cost estimates that become the foundation for client proposals and contractor negotiations. During active construction phases, you'll conduct regular site visits to measure completed work, verify contractor progress, and assess any scope changes or variations.
Cost monitoring represents a crucial part of your responsibilities. You'll track project expenditures against budgets, identify potential overruns before they become problems, and recommend corrective actions when necessary. When clients request changes or upgrades, you'll quickly calculate the cost implications and present options that help them make informed decisions.
You'll also prepare progress reports and valuations for interim payments, ensuring contractors receive fair compensation for completed work while protecting our clients' interests. Documentation accuracy is essential, as your reports often become the basis for final project settlements and future reference.
Essential Requirements
We need someone with a bachelor's degree in quantity surveying, construction management, civil engineering, or a closely related field. Three to seven years of hands-on experience in construction cost estimation and project cost management is essential, preferably with exposure to both residential and commercial projects.
Proficiency with quantity surveying software is crucial. You should be comfortable with programs like CostX, Bluebeam, or similar takeoff software, along with strong Excel skills for cost analysis and reporting. Experience with construction scheduling software would be valuable but isn't required.
Strong analytical abilities are fundamental to success in this role. You'll need to spot discrepancies in drawings, identify cost-saving opportunities, and solve problems that arise during construction. Clear communication skills matter enormously since you'll be explaining complex cost concepts to clients, architects, and contractors who may not share your technical background.
Physical requirements include the ability to visit construction sites safely, which means comfort with wearing personal protective equipment and walking across uneven terrain. A valid driver's license is necessary for travel between project sites and our office.
Preferred Qualifications
Professional certification through RICS (Royal Institution of Chartered Surveyors), AACE (Association for the Advancement of Cost Engineering), or similar organizations would strengthen your application. Experience with sustainable construction methods and LEED-certified projects aligns well with our growing focus on environmentally responsible building practices.
Previous exposure to design-build projects or public sector work would be valuable, as we occasionally handle municipal contracts that require specific procurement knowledge. Familiarity with local building codes and permitting processes helps streamline project workflows.
What We Offer
Our compensation package reflects the value we place on skilled quantity surveying professionals. Beyond the competitive salary range, we provide comprehensive health insurance, retirement plan matching, and three weeks of paid vacation that increases with tenure.
Professional development support includes conference attendance, certification exam fees, and continuing education courses that keep your skills current with industry evolution. We also offer flexible scheduling arrangements that accommodate the varying demands of construction project cycles.
Our collaborative work environment encourages knowledge sharing between team members. You'll work alongside experienced project managers, estimators, and field supervisors who understand that successful projects depend on everyone's expertise. We maintain modern office facilities with the latest software and technology, while also providing all necessary safety equipment for site visits.
Application Process
Please submit your resume along with a brief cover letter explaining what interests you about this particular position and how your background aligns with our needs. Include any relevant project examples that demonstrate your quantity surveying experience, particularly those showing your ability to manage costs effectively.
We review applications promptly and will contact qualified candidates within one week to schedule initial interviews. Our selection process typically includes a technical interview where you'll discuss specific project scenarios, so be prepared to share examples of challenging cost management situations you've navigated successfully.
Application Deadline: (Date - typically 2-3 weeks from posting date)
Job Type: Full-time
Pay: AED7, AED10,000.00 per month
Application Question(s):
Describe a situation where you identified a significant cost discrepancy during a project's progress and explain the steps you took to investigate and resolve it. Include details about how you communicated your findings to different stakeholders.
What interests you specifically about quantity surveying opportunities in Dubai, and how do you think your background prepares you for the construction industry environment here? Mention any familiarity you have with UAE building standards, measurement systems, or project types.
- Given that this role offers opportunities for professional growth and exposure to diverse project types, describe what aspects of quantity surveying you're most interested in developing further and what you hope to accomplish in the first year with our team.
