An opportunity has arisen for a Director – Development to join Dubai Holding Real Estate. The Director will be responsible to oversee the development of projects in a designated portfolio to ensure that the business plan objectives such as design quality, budgets and profitability of projects are achieved. The main duties and responsibilities of this role:
- Contribute, initiate, and direct the development strategy to advance the agreed Business Plan in order to achieve Company objectives.
- Identify and understand the regulatory framework necessary for the development strategy to operate effectively within the stipulated guidelines.
- Provide crucial support in the formulation of strategies and business plans, with the aim of obtaining Company Board approval and ensuring alignment with Company objectives for successful development opportunities.
- Lead teams in the creation of business case input for projects within a portfolio, ensuring that these cases are in line with the company's strategy, including financial, design, and procurement strategies. Additionally, coach project teams to secure stakeholder approvals.
- Manage stakeholder relationships at all levels, including collaboration with stakeholder partners and key business affiliates to foster cooperation and achieve common business objectives.
- Propose and offer support in defining the strategy for delivering the project development pipeline, with an objective to efficiently manage the development teams, such as Legal, Financial, Market Research, Marketing, Sales, Project Managers, Architects, Quantity Surveyors, and all Engineering Disciplines, in relation to the development pipeline.
- Analyze and take the lead in all aspects of the development process, from feasibility and master planning to design, procurement, consultant/contractor selection, and project execution, ensuring that all technical procedures align with approved corporate operational objectives.
- Oversee and review the preparation of project-specific development and design briefs, with the objective of ensuring that these documents accurately reflect the project's intent and objectives.
- Identify and thoroughly document risk factors for each business case, including risks at the individual property level.
- Analyze, evaluate, and rank overall risk exposure, encompassing technical, financial, and human resources, with the goal of effectively managing and mitigating these risks.
- Develop and actively lead risk mitigation measures to ensure that the business cases are secured and that profit and turnover targets are met.
- Manage internal and external teams to ensure the fulfillment of feasibility, program, design, technical, quality, and leasing specifications for projects throughout their completion and handover.
- Provide regular feedback to relevant executives regarding business plans, project status, risks, and approved feasibility hurdle rates, aiming to keep stakeholders informed and aligned with company goals.
- Manage stakeholder relationships at all levels, including liaising with stakeholder partners and key business affiliates.
- Keep abreast of industry trends, best practices, and emerging technologies in customer support to enhance knowledge and contribute to continuous improvement.
About you:
The ideal candidate for this position will have the following experience and qualifications:
- Bachelor's Degree in Architecture/ Engineering/ Real Estate Development; Master's degree preferred.
- Project Management Professional (PMP) Certification
- Excellent knowledge of real estate development processes, regulations, and industry standards.
- Min years' experience in real estate/ development management/ design / project management, of which 6 years' at senior capacity within the Real Estate industry
- Well versed in Ms. Office suite and AutoCAD software
- Project management skills including planning, scheduling, and risk management.

Essential Functions
- Secure and maintain relationships with qualified targets and decision makers within biotech and pharma, uncovering potential sales opportunities and developing effective sales strategies within assigned territory.
- Achieve and / or exceed quarterly and annual sales target, including achievement of foundational sales activity and metrics; these activities include outreach, introductory / capabilities meetings, and requests for proposal (RFP).
- Work with targeted business development accounts to secure future business and establish long-term partnerships – align CTI offerings to meet customer's needs, explaining service offerings and expertise at CTI based on an in-depth understanding of the account and their needs
- Work in collaboration with CTI's proposal team to deliver budgets and proposals, including providing key direction on proposal text and budget scope.
- Provide strategic insights toward achieving our corporate sales goals.
- Develop and maintain excellent working relationships with key members of CTI's clinical operational management and proposal / contracting teams.
- Develop and implement specific disease strategies to drive awareness, lead generation and opportunity identification
- Lead and participate in bid defense meetings, including leading the preparations, strategies, and follow up efforts
- Communicate with existing accounts and internal CTI representatives to ensure needs of accounts are being met.
- Present sales opportunities to management and work with internal departments / team members to close complex sales
- Continuously monitor and update status of leads to ensure pipeline is maintained.
- Communicate all account activity to sales leaders / CTI executives and maintain updates in CTI's CRM system.
- Represent the company at regional and international conferences, webinars, industry event
What You'll Bring :
- Education : Bachelor's degree in Life Sciences, Pharmacy, Business, or a related field (Master's preferred).
- Experience : 7–10 years of business development experience, particularly in CROs or clinical trial services, with at least 4 years of sales experience within the pharmaceutical industry or Clinical Research Organization (CRO).
- Strong understanding of clinical trial operations.
- Excellent communication, negotiation, and presentation skills, with the ability to engage at all levels of the organization.
- Willingness and ability to travel regularly across the region.
