We are seeking an experienced Real Estate Asset Management Specialist to join our team in Abu Dhabi. The ideal candidate will have deep knowledge of leasing contract creation, validation, modification, and compliance with local regulations.
Key Responsibilities:
- Manage full Tawtheeq registration and updates via the TAMM portal
- Ensure all lease agreements are compliant with Abu Dhabi Municipality requirements
- Coordinate with property managers, tenants, and landlords
- Maintain records and documentation for audits and reporting
- Stay updated on any regulatory changes related to leasing and Tawtheeq
Requirements:
- Minimum 5 years of UAE experience in real estate leasing
- Strong knowledge of the Tawtheeq and TAMM systems
- Familiarity with Abu Dhabi Municipality regulations and leasing legalities
- Proficiency in Arabic is a plus
- Excellent communication and documentation skills
- Currently based in Abu Dhabi

- Develop and implement the Asset Management strategy to maximise and enhance the financial and operational performance of the Portfolio.
- Manage the full Profit and Loss statement of each project (residential and commercial)
- Develop strategic management plans including detailed budgets, quarterly forecasts, and Capex
- Determine in conjunction with the Residential Sales & Leasing teams the appropriate tenant mix, lease tenure and asset weighting for the portfolio with a strong focus on continuity of cash flow, diversification of asset specific risk, and long term value.
- Liaise with internal & external parties and service providers, through the Property Management team, regarding all aspects of property, asset and facility management. In particular maintenance responsibilities of service providers and obligations of utility companies.
- Monitor all property management financial transactions relative to the portfolio including contractual obligations, purchasing and procurement requests.
- Overlook the FM service level agreements and FM service contracts for the portfolio.
- Be updated of the real estate market activities trends and law to assess possible implications on tenancy, financial and physical aspects of the property portfolio
- Leasing of Commercial premises; both retail and office. Working with retained agents in Dubai to market the available space and conclude rental negotiations. Retention of tenants by successful renewal discussions.
- Assist the Finance Team to develop, manage and recover service charges for residential and commercial properties.
- Manage and direct the property managers allocated to the portfolio.

Overview of the role:
The Asset Manager will be responsible for managing the P&L of each project and provide direction for business plans, budgets forecasts, leases/sales analysis and pricing approvals, along with the Finance department, drive cash flow through the tenant mix, carrying out capital expenditure projects to enhance the assets and oversee rent reviews and entire leasing process, new and existing tenants.
Also to overlook the property management performance for all commercial assets under the management of AFGRE at Dubai Festival City. The coordination with internal and external departments, organisations and professional bodies.
What you will do:
- Develop and implement the Asset Management strategy to maximise and enhance the financial and operational performance of the Portfolio.
- Manage the full Profit and Loss statement of each project (residential and commercial)
- Develop strategic management plans including detailed budgets, quarterly forecasts, and Capex
- Determine in conjunction with the Residential Sales & Leasing teams the appropriate tenant mix, lease tenure and asset weighting for the portfolio with a strong focus on continuity of cash flow, diversification of asset specific risk, and long term value.
- Liaise with internal & external parties and service providers, through the Property Management team, regarding all aspects of property, asset and facility management. In particular maintenance responsibilities of service providers and obligations of utility companies.
- Monitor all property management financial transactions relative to the portfolio including contractual obligations, purchasing and procurement requests.
- Overlook the FM service level agreements and FM service contracts for the portfolio.
- Be updated of the real estate market activities trends and law to assess possible implications on tenancy, financial and physical aspects of the property portfolio
- Leasing of Commercial premises; both retail and office. Working with retained agents in Dubai to market the available space and conclude rental negotiations. Retention of tenants by successful renewal discussions.
- Assist the Finance Team to develop, manage and recover service charges for residential and commercial properties.
- Manage and direct the property managers allocated to the portfolio.
Required skills to be successful:

- Knowledge of Computer Aided Facilities and Property Management systems
- Must have the full capability to read, analyse, and interpret financial reports, together with technical and legal documents in English language
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Excellent people skills and experience in managing medium – large teams.
- Good business development and negotiation skills; wide real estate network an advantage.
- Good communication skills when working with multi-cultural colleagues and customers

Minimum Qualifications and Knowledge:
- Bachelor’s degree in Real Estate, Finance, Business Administration, or related field (Master’s preferred).
- Strong financial acumen, including budgeting, forecasting, and investment analysis.
- Proficiency in property management software (e.g., Yardi, MRI) and Microsoft Excel.
- 5+ years of experience in asset management or property management.
- Experience of working on a project and contributing with input through the design period

Overview of the role:
To ensure accuracy and integrity of the company's financial records. Responsible for a wide range of accounting - payable functions, including reporting, account reconciliations, journal entries, and trend analysis. To work closely with the finance team and across departments to provide support and ensure the smooth and efficient operation.
What you will do:
Customers
To provide support to internal customers: Malls business team in relation to financial reporting of expenses, through effective communication in order to meet the business needs and contribute to improving current processes
Center point of contact for Business on all expense related matters. Approving all PR's in Ariba prior to approval of Finance Manager.
Key Responsibilities:
Responsible for complete accounting cycle for Malls. (Expense, Monthly Closing Accruals & Reporting).
Ensure PO's are addressed in system on a monthly basis against completed works & services. Cumulative monthly provision to be reviewed and calculated on monthly basis.
Evaluation of various expense requests in terms of justification for the expenses, budget availability etc., verification of LPO’s, coding and posting of approved expenses as per budget in respective GL Accounts, cost centres and ensure approval as per DOA for Opex & Capex.
Ensure approved payments are released as per agreed payment terms and all supporting documents are in compliance with Company’s Policies & Procedures and approved as per DOA, including timely settlement for Intercompany payments.
Liaise with FP&A team and provide the cash flow inputs for weekly and monthly forecasts.
Ensure timely and accurate accounting for all operating expenses (Opex) and capital expenditures (Capex) and provide detailed schedules to the Financial Planning & Analysis (FP&A) team to aid in budgeting and forecasting.
Prepare expense trackers and reports at the end of each month for submission to the FP&A team for review and dashboard reporting preparation.
Ensure Balance sheet reconciliation is conducted on a quarterly basis with detailed schedule for all expense related items for Finance Manager’s review.
Ensure that all recoverable expenses are accurately and promptly recorded in coordination with both the Accounts Receivable team and the business team.
Ensuring all payments are reviewed before getting released and providing confirmation to signatories and reviewing cashflow impact.
Providing support to FP&A for preparing schedules (Utilities, Capex, Expenses etc.) and co-ordinating with external auditor.
Coordinating with Bank for necessary DOA updates like signatories, access, preparing Memos and liaise with Owner for necessary approvals.
