Role Summary:

The Senior Manager – Property Leasing is primarily responsible for managing leasing portfolio of properties and maximizing revenue. Ensuring occupancy and revenue objectives are achieved.

Responsible for overseeing end-to-end client support, from property availability, conducting site visits, issuing offer letters and lease agreements.

The role emphasizes new client acquisition and broker management to expand the tenant base. Responsibilities also involve handling property leads, strategic planning and client relationship management to attract and retain tenants.

Key Responsibilities:

  • Overseeing the leasing process from initial contact to lease signing. Finalize lease agreements, ensuring compliance with leasing policies.
  • Negotiate lease terms and conditions with new tenants. Interface between Clients, MSE, Registration and License requirement related to property.
  • Manage and negotiate bespoke lease agreements to meet client expectations.
  • Coordinate with the Asset Management department for a smooth handover of units and transition of the client to the facility.
  • Regular site inspections to monitor the operations of premium offices in all locations.
  • Managing the process of onboarding the Real Estate Brokers Team.
  • Conducting system training for the Brokerage Team. Manage third party Brokerage panel to handle third party leads.
  • Provide regular updates to brokers on new and existing DMCC properties. Identify and target potential tenants for new premium and commercial offices.
  • Develop and maintain a pipeline of prospective tenants. Manage all new Property leads in Salesforce. Coordinate with Free Zone Department to manage the MNC Property leads.
  • Create and execute strategies to attract new clients and expand the tenant base.
  • Develop and Manage Commercial leases through effective negotiations.
  • Monitor and analyze conversion rates from leads to signed leases.
  • Responsible for reviewing existing members' requests for downgrades and upgrades.
  • Collaborate with brokers to identify potential tenants and ensure smooth leasing transactions.
  • Create the leads & listings database to facilitate client requirements.
  • Evaluate Broker performance and provide feedback to enhance members leasing experience.
  • Monitor monthly leads and deal report.
  • Responsible for identifying their needs, matching with appropriate property (office/retail).
  • Ensure Broker agreements are valid and renewed in a timely manner.
  • Responsible for promoting DMCC members and 3rd party landlords to lease their commercial space through brokerage.
  • Responsible for establishing and maintaining strong internal and external partnerships with key stakeholders. Attend tenant inquiries and resolve issues promptly.
  • Conduct regular follow-ups with tenants to ensure customer satisfaction.
  • Handle customer complaints and ensure efficient resolution.
  • Ensure cases are closed within 48 hours.
  • Ensuring customer retention for existing leases if notified for termination.
  • Create and implement marketing campaigns to attract new tenants.
  • Develop JLT office and retail leasing matrix to monitor the leasing trends in the Community and ongoing market practices in other Free Zones.
  • Coordinate with Marketing to create leasing strategies to promote new properties.
  • Collaborate with the marketing department to create promotional campaigns and collaterals.
  • Attend networking events to promote leasing properties.
  • Managing the out-bound leasing team and the training program as per employee needs.
  • Foster a collaborative and high-performance culture Mentor and guide the team to achieve high performance. Manage the occupancy report for DMCC owned units.
  • Review salesforce Leads Report and ensure all leads are captured and updated in the system.
  • Managing third party leads reports and monitors brokers' performance.
  • Responsible for the overdue and revenue status monthly reports for brokers.

Qualifications:

  • Bachelors degree educated, a Masters in business management is an added advantage.
  • At least 5-6 years of Property Sales & Leasing experience in Dubai.
  • Good knowledge of the UAE property market & current market trends.
  • Ability to manage multiple projects and deliver as per business needs.
  • Analytical thinking, problem solving and team leadership skills
