1. PRIMARY PURPOSE

As a
Leasing Agent
at Oia Properties, you will play a pivotal role in connecting prospective tenants with suitable rental properties. You will be responsible for showcasing available units, qualifying tenants, negotiating lease terms, and ensuring a smooth leasing process from initial inquiry to move-in. This role is customer-focused and demands strong communication skills, in-depth knowledge of the local rental market, and a commitment to delivering an exceptional leasing experience. The goal is to optimize occupancy rates, minimize vacancies, and maintain tenant satisfaction in line with the company's high service standards.

2. RESPONSIBILITIES

  • Conduct consultations with prospective tenants to assess their rental needs, preferences, and budgets.
  • Present available rental properties, schedule and conduct viewings, and highlight key features and benefits of each unit.
  • Qualify applicants by conducting background checks, verifying employment and income, and reviewing credit history in accordance with company leasing criteria.
  • Prepare and review lease agreements, ensuring all terms are clearly communicated and understood by tenants.
  • Assist tenants throughout the leasing process—from initial contact to lease signing and move-in coordination.
  • Maintain up-to-date knowledge of available units, rental pricing, property features, and lease conditions.
  • Negotiate lease terms within company guidelines to meet both tenant needs and business objectives.
  • Actively generate leads through property listings, social media, referrals, and walk-ins.
  • Maintain relationships with current tenants to support retention, renewals, and customer satisfaction.
  • Provide ongoing support and communication to tenants regarding move-in processes, policies, and maintenance procedures.
  • Keep accurate records of leasing activity, tenant communications, and application status using CRM systems.
  • Monitor local rental market trends and competitor offerings to provide insights and recommendations.
  • Work collaboratively with property management and marketing teams to improve property visibility and leasing performance.
  • Ensure compliance with local tenancy laws and leasing regulations.
  • Address and resolve tenant inquiries or issues professionally and promptly.
  • Uphold Health, Safety, and Environment (HSE) standards during all leasing activities.
  • Perform additional tasks and responsibilities as assigned by management.

3. QUALIFICATIONS & EXPERIENCE

A. Educational Requirements / Qualifications:

  • Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field is preferred.

B. Experience:

  • 1-2 years of experience in leasing, property management, or customer service is highly desirable.
  • Familiarity with tenancy laws, leasing procedures, and rental market trends is a plus.
  • Experience with CRM or leasing management systems is beneficial.

C. Skills and Competencies:

  • Strong interpersonal and communication skills to engage effectively with potential tenants and team members.
  • Excellent negotiation and sales skills with a customer-first mindset.
  • High attention to detail with strong organizational and time management abilities.
