Job Description
Our client, a leading developer in the UAE, is looking for an experienced Director – Retail Asset Management with significant experience in the GCC Retail arena to join their team in Abu Dhabi.
Reporting to the Head of Asset Management and managing a team of Asset Managers, you will be responsible for:
Responsibilities- P&L and B/S Management
- Own the idea generation process for build to lease retail developments
- Recommend retail asset disposal/acquisition/restructuring opportunities
- Perform in-depth financial analysis (IRR, ROE, ROI, etc.) on underperforming portfolio assets or attractive ones that are on sale in the market to assess potential divestitures or acquisitions
- Design feasibility study templates & tools for asset acquisition/disposal/restructuring
- Recommend, pressure test and review financial model and feasibility studies
- Liaise with various departments (Commercial and DM) on feasibility study assumptions for asset acquisition/disposal/restructuring
- Assist Head of Asset Management in making go/no-go decisions on asset disposals or acquisitions based on results of feasibility study
Operations Management
- Liaise with Development Management during the pre-delivery phase, review and approve adjustments in case of major deviations
- Receive constant updates from project DM on status of project completion
- Update all customers of major roadblocks that may affect agreed upon handover dates
- Recommend overall segment specific portfolio tactics and initiatives
- Recommend monthly operational and financial targets per mall and share them with the relevant stakeholders to ensure buy-in
- Monitor and track the financial and operational KPIs of the retail portfolio (mall footfall, tenant sales, leasing profits, etc.)
- Recommend mitigation actions to resolve deviation from retail asset management plan
- Provide input to Head of Asset Management to develop cross-portfolio tactics and initiatives
Business Capabilities
- Should have P&L experience in managing a portfolio of residential and/or commercial properties of at least ~ AED 1-2 billion in annual leasing profits
- Experience in vast array of retail properties ranging from community malls to regional malls, to private standalone retail stores
- Proven track record in performance improvement projects for large super-regional malls
- Strong knowledge and exposure to the GCC real estate market, experience in Abu Dhabi retail market preferred
- Previous experience with deal sheets is a must
- 12+ years of experience in retail asset management with large asset manager having annual revenue of at least AED 2 billion
Interpersonal Skills
- Ability to liaise, influence and interact effectively with Commercial, Business Development/Strategic Planning functions
- Ability to multi-task so as to manage a portfolio of at least 10 retail developments
- Excellent management skills (up to 5 reports)
Education
- Bachelor degree in engineering, business or economics, MBA from top school

JOB PURPOSE
Assist in the development and ensure the integrity of the overall Asset Management Strategy of assigned assets. Manage the assigned retail assets' P&L and B/S.
This role is for UAE Nationals only.
ROLES AND RESPONSIBILITIES
Assist in the implementation of retail management strategy in the assigned retail assets.
Prepare reports to support management requirements, such as P&L for each assigned asset and consolidation of the combined assets for onward submission to the Head of Asset Management and Operations.
Analyze market trends to maximize profits and identify asset investment opportunities.
Assist in financial reporting by gathering data needed for in-depth financial analysis (IRR, ROI, ROE) on underperforming assets or attractive market opportunities. Provide input to the Head of Asset Management and Operations, and the Head of Retail Asset Management, to aid in making go/no-go decisions on asset disposals based on feasibility studies.
Develop matrices to support Asset Operations during asset management, review, and recommend adjustments in case of deviations.
Receive constant updates from retail General Managers on asset performance.
Coordinate with other Retail GMs to develop and recommend synergies between various assets.
QUALIFICATIONS & EXPERIENCE
Minimum of 6+ years of related experience in managing retail asset properties with annual revenue exceeding AED 1 billion.
FIELD OF EXPERIENCE
Experience in retail management, including malls and community retail.
Strong exposure to the GCC real estate market.
Experience in real estate valuation and management consultancy.
KEY RESULTS AREAS
Annual and YoY growth of occupancy levels of assigned retail assets.
Realized NOI as a percentage of target profits.
Revenues and NOI growth of assigned retail assets compared to the previous year.
YOY change in the value of existing retail properties.
TECHNICAL AND INTERPERSONAL SKILLS
Ability to build and maintain strong relationships with external service providers and customers.
Good communication, planning, and organizing skills.
