Job Summary

The Leasing Manager is responsible for overseeing leasing activities across corporate properties, ensuring optimal occupancy, and enhancing revenue through strategic tenant management. The role works with senior leadership to execute leasing strategies that align with GMG's goals and collaborates with various departments to attract and retain quality tenants, ensure compliance, and build a cohesive tenant community within GMG properties.

Key Accountabilities
  • Leasing Strategy & Execution: Develop and execute leasing plans aligned with company goals; identify and secure new store locations across high-traffic malls, street fronts, and shopping destinations in the GCC/MENA region; conduct market research and competitor analysis to assess location potential and brand fit and adjust plans accordingly.
  • Tenant Acquisition & Relations: Generate leads and conduct property tours for prospective tenants; negotiate lease agreements in compliance with company policies and market standards; foster positive tenant relationships and address inquiries to ensure a supportive leasing environment.
  • Lease Negotiation & Compliance: Lead negotiations for new leases, renewals, amendments, and terminations to secure favorable terms; ensure all leasing activities comply with legal and regulatory requirements; maintain a strong lease tracker with critical dates (expiries, renewals, rent reviews).
  • Financial & Reporting Responsibilities: Coordinate with the finance department to ensure timely rental payments; prepare and present leasing updates, pipeline reports, and performance metrics to senior management.
  • Landlord & Stakeholder Relations: Build and maintain long-term relationships with key mall developers, landlords, and property managers in the region; represent the company in leasing meetings, property tours, and project discussions with developers.
  • Cross-functional Coordination: Work with finance, legal, store development, and operations teams to ensure smooth project handovers; provide location input during site selection, design review, and store approval processes.

Proven expertise in real estate operations, portfolio/asset performance, and operational optimisation. Experience in letting strategies, lease negotiations, and managing external brokers, marketers, and legal firms.
  2. Strong financial analysis skills, including Excel modeling, partnership-level returns, and capital markets processes. Accounting qualification (ACA) valued but not required; experience managing asset financial positions and risks.
  3. Basic knowledge of permitting, building systems, construction, and contractor management. Professional network in real estate brokerage, marketing, advisory, and construction is desirable.
  4. Proficient in PowerPoint and Word; Yardi and ARGUS knowledge is a plus.
  5. Arabic and English fluency required.
  6. Key traits: integrity, entrepreneurial, proactive, strategic, independent, organized, and effective in stakeholder engagement.
