Our Strategic Advisory team requires an experienced Senior Consultant with real estate advisory experience to join our team in the KSA. The successful candidate will have proven experiences in Strategy and management consulting in real estate advisory services on large-scale international projects ideally in UAE, KSA and the wider Middle East region. The role will require financial modelling and management consulting experience in real estate and infrastructure.

Responsibilities:

Project Delivery
  • Assist on delivering client assignments; key tasks include stakeholder management, Prepare client presentations, work products and deliverables.
  • Undertake real estate market study across asset classes such as Residential, Office, Retail, Industrial, Hospitality etc.
  • Interpret socio economic indicators and use them to form the current and future demand models by asset classes
  • Undertake demand supply assessments and develop future outlook based on KPIs such as rental rates, sales prices, occupancy and absorption.
  • Undertake real estate benchmarking by asset classes based on market research and analysis.
  • Create development programs including proposed development areas (GFAs), Project components and phasing
  • Suggest real estate mix, component specifications and phasing plans for proposed real estate segments
  • Able to create Development briefs to drive spatial optioneering and real estate strategies in Masterplans
  • Provide real estate input into feasibility studies, business plans and capital investment plans to support strategic decision-making.
  • Integrate sustainable and net zero strategies in projects in addition to addressing any environmental impact assessments and mitigation measures.
  • Produce clear, succinct write-ups on the KSA and GCC Markets to be included within corporate research reports and consultancy assignments.
  • Work within both traditional and agile project environments with high degree of ambiguity and a track record of high-quality delivery.
  • Leverage data and technology to provide innovative solutions to client's challenges.
  • Stay abreast of industry regulations, economic indicators, and market dynamics to provide timely and relevant insights to clients.

  • Assist service line leadership in identifying business development opportunities with current and potential clients.
  • Prepare and submit technical and commercial proposals to win work and expand the service line.
  • Identify opportunities for new and integrated services, bringing the best from our global business and technical domains to our clients in the middle east and beyond.

Practice Building & Development
  • Contribute to positioning our Consulting and Strategic Advisory services across the Middle East through thought leadership development and social media presence.
  • Provide guidance, coaching and training to junior staff.
  • Lead people-related initiatives including recruiting and retaining consulting professionals.
  • Be a champion for ED&I initiatives.

Qualification:
  • MBA is required.
  • Relevant Bachelor's degree, preferably in Real Estate, Finance, Engineering, Economics or Business is required.
  • Relevant experience: 5+ years
  • A combination of experience in strategy and management consulting for built environment, programme and portfolio management, market research, and real estate
  • Strong industry/competency background and hands on experience in real estate and infrastructure advisory
  • In-depth knowledge of local and regional real estate markets, regulations, and industry best practices
  • Excellent skills in Microsoft Office and reporting writing skills in MS Word.
  • Excellent understanding of MS Excel, financial modelling, and analytical skills, with proficiency in real estate valuation techniques.
  • Exposure to Power BI and project reporting tools is preferrable.
  • Ability to analyse and interpret data to deliver insightful practical solutions.

Behavioural Skills
  • Excellent communication and presentation skills; capable of presenting detailed subject matter to a variety of stakeholders.
  • Willingness and ability to interact with regulatory agencies, stakeholders and clients while developing effective teamwork relationships.
  • Fluency in written and spoken English, Arabic is preferred.

Al Futtaim is embarking upon a major expansion of Dubai Festival City, including the construction of new road networks, tunnels, bridges and utility infrastructure. The infrastructure works will include civils works, district cooling, electrical, water, drainage, gas and telecom services, together with the associated landscaping within the Right of Way. Additionally, the infrastructure works may include enabling works packages, bulk excavation, piling, sub-structure, shoring and marine wall construction.

Al-Futtaim Real Estate is seeking an experienced Associate Director to serve as the client-side senior manager, driving the successful execution of large-scale infrastructure design and construction projects. This pivotal role requires strategic planning, stakeholder coordination, and oversight of designers to ensure projects are delivered on time, within budget, and in alignment with our vision and quality benchmarks.

As an integral member of the Development and Delivery team, the Associate Director will contribute to multiple projects, beginning with the design and planning phases, providing strategic and detailed input for wet and dry utilities, civil works, phasing, diversions, contract packaging, contractor selection, and tendering processes.

During the construction phase, the Associate Director will coordinate with the Client side delivery team Project Management Consultants and Contract Administrators, to provide input and technical oversight. The Associate Director shall maintain an intimate knowledge of the works, from a hands-on approach and regular site visits, directly interfacing with the contractors and consultant teams.

The ideal candidate will have a proven track record of successfully delivering major infrastructure projects, from design to completion. The Senior Manager - Infrastructure will report to the Director of Infrastructure.

What you will do:

KEY RESPONSIBILITIES

  • Strategic Leadership
    Define project objectives, scope, and success criteria in collaboration with organizational leadership. Provide guidance and direction on utility design and civil works infrastructure, including logistics, packaging, approvals, procurement and buildability. Oversee the selection of consultants and contractors, to align with project goals. Maintain guardianship of sitewide infrastructure works to ensure all assets and plots are developed in alignment with the necessary standard and provisioning.
  • Project Oversight
    Manage the procurement of designers and the design of the works, from input to masterplanning, to concept, through construction and handover. Ensure alignment with the project brief, organizational standards, and client expectations. Participate in contract negotiations and oversee compliance with technical, regulatory, and contractual obligations and approvals. Maintain utility trackers for each service and manage provisioning for each plot in the masterplan. Make presentations regarding infrastructure design and delivery.
  • Design Management
    Provide guidance for infrastructure design standards and requirements. Contribute to the production of RFPs for design consultants, undertake technical reviews of submissions, interviews and make recommendations. Review and manage designs from consultants. Input to tender documentation and contractor assessment and recommendations.
  • Stakeholder Management
    Act as a key point of contact for internal stakeholders and Project Management Consultants. Maintain clear and consistent communication across all parties involved in the project. Address concerns, resolve conflicts, and ensure stakeholder satisfaction throughout the project lifecycle. Authority Engagement for approvals and design standards.
  • Construction Management and Project Reporting
    Coordinate with and assist the Client’s construction delivery team in their administration and delivery of the works. Coordinate with the PMC / Cost Consultant site teams in the administration of the project works. Participate in meetings with the contractors for review of progress and technical matters. Support the site delivery teams in relation to their infra related Authority approvals.

- Find and exploit potential customers for real estate products valued from 2000 USD / m2 in the high-end and luxury segment;
- Deploying activities to find customers, coordinate with teams to realize sales targets
- Advise customers on information related to products and projects of the Company;

JOB REQUIREMENTS

- Graduating from college or higher
- Good appearance and able to speak multi languages
- Priority to candidates who know foreign languages and have 1 year or more experience in the field of real estate, banking and finance.
- Have financial goals, work and life.
- Desire to achieve big goals.
- Diligent, persistent, honest.
